How long before Castle Hills is completely built out?
Castle Hills is about halfway through its development. In addition to new homes, the next five years will bring more apartments, retail stores, restaurants and office space to Castle Hills. Bright Realty, the developer of Castle Hills, currently has under construciton a mixed-use development, The Realm, located along SH 121 at Castle Hills Drive.
Who are the new home builders in Castle Hills and what is the price range of homes?
We have new homes by American Legend Homes, Britton Homes and Saxony Homes. Home prices range from the high $300s to over $3 million, depending on phase and location within the community.
I wish to build a custom home. Who do I contact regarding estate home sites for sale?
Enchanted Hill offers oversized lots from the $300s, where you can then build a custom home priced from $2 million and up. Please call 972-899-1923 for information.
Can I find an apartment in Castle Hills?

Does Castle Hills have a golf course?
Yes. The Lakes at Castle Hills is a private, full-service country club featuring an 18-hole championship course located in the heart of the community. Open to members and their invited guests, The Lakes at Castle Hills offers an aquatic center with resort-style swimming pool, a tennis center, a wide range of event & tournament packages, casual & formal dining, and full-service golf and tennis shops. A variety of membership options are currently available.
What is the Castle Hills Schools Foundation?
The Castle Hills Schools Foundation is a non-profit organization funded by a 1/2 of 1 percent fee on the transfer of all real property within the community. This applies to residential as well as commercial property sales. To date, the Foundation has distributed more than $10.8 million to local area schools and scholarships, both public and private, serving Castle Hills residents. What is the tax rate in Castle Hills?
The tax rate in the majority of Castle Hills - including Chateaux at The Shops, The Reserve and Enchanted Hill – is 2.3653. If you are a resident of The Villas and Castle Hills Southpointe, the tax rate is 2.5453. The Castle Hills Southwest tax rate is 2.2450 (based on 2017 tax rates). In addition to the tax rate, Castle Hills Southwest has a Carrollton Castle Hills PID No 1 installment (based on lot size) due in full or payable annually for the next 20 years.
The largest percentage of tax is for the Lewisville ISD school tax. The City of Lewisville plans to annex Castle Hills at some point in the future. When that happens, it's possible that the tax rate could be lower, depending on the City of Lewisville rate at that time.
How much are the Castle Hills Homeowners Association dues?
For single-family homes in non-gated areas, the 2018 annual rate is $777.20 (as of 1/1/2018), which covers:
- Access to the community center and both fitness facilities
- Basic cable tv service
- Monitoring of your in-home burglar alarm system
- Maintenance of all common areas and grounds
Do the annual HOA dues include memberships to the community swimming pools?
Castle Hills homeowners must pay a membership fee each year to use the swimming pools. There are four community pools throughout Castle Hills, open from April 1 through October 31.
